Opening Doors is a State Government initiative, delivered through the Department of Communities, that aims to make home ownership more affordable for Western Australians.

Communities works in partnership with the WA development industry to build and deliver a wide range of new quality, affordable homes across the state, available for purchase through Opening Doors.

In addition to this, Opening Doors offers a great range of other opportunities to enter into the property market, with a selection of vacant land and pre-owned homes for sale.

First_home_owner First Home Owner Grant

All brand-new Opening Doors properties priced below $750,000 are eligible for the First Home Owner Grant (FHOG).
The FHOG is a $10,000 grant available to eligible first home buyers.

 Stamp_duty Stamp Duty concession

Eligible first home buyers will pay no Stamp Duty on Opening Doors properties priced below $430,000 and a reduced rate of Stamp Duty on properties priced between $430,000 and $530,000.

 SHO

Shared Home Ownership opportunity

Opening Doors’ Shared Home Ownership initiative helps to further reduce the cost of home ownership for Western Australians on low to moderate incomes.

Under this unique initiative, Communities acts as a silent partner, funding up to 30% of the property’s value. This means homebuyers only need to make mortgage repayments on the remaining share of the home.

This opportunity is exclusive to Opening Doors and only available to homebuyers who qualify for Keystart’s Shared Ownership Home Loan.

Train_Station Train within 1km

Some Opening Doors properties are located within 1km of a train station, providing convenient access to key locations across the Perth metropolitan area.

Liveable_design Accessible features

Some Opening Doors properties have been specifically designed to include accessible features, making them easier to enter and navigate, and to be adapted to meet the changing needs of residents over time.

Accessible features may include:
  • a flat, level walkway to entrance
  • a wide entrance doorway
  • wide internal doorways and hallways
  • at least one accessible toilet on entry level
  • at least one accessible shower on entry level
  • reinforced walls in the bathroom and toilet to allow for safe installation of grab rails
Co-ownership Co-ownership opportunity

The co-ownership scheme is a shared-equity home ownership opportunity. Under this scheme, Communities acts as a silent partner, funding a portion of the property's value.

Opening Doors properties are sold through various real estate agencies. The contact details for the agent responsible for an Opening Doors property can be found at the top of the property listing.

Home loan finance

Properties offered under the Shared Home Ownership initiative are only available for purchase with a Shared Ownership Home Loan offered through Keystart.

All other Opening Doors properties are available for purchase with a home loan from any lending provider.

Investment properties

Properties not marked with the Shared Home Ownership icon are available for purchase as investment properties.
